At the end of October, there were 173 active listings in Concord with an average list price of $302,853 and a DOM of 314 days. 17 properties were under contract with a list price average of $216,482 and a DOM of 129. The volume of listing inventory and the days on market indicate that Concord real estate market must absorb this inventory before values begin to rise.

In 2009, there have been 199 properties closed in Concord with an average sales price of $217,823. This is a 12% decline the values from 2008. The entry level price points are the homes that are selling which is predominantly resales. New construction is generally not available in this price range due to the high cost of buildable lots.

Hudson, New Hampshire Market Update - Condominium Activity in 2009

At the end of October, there were 69 active listings in Hudson with an average list price of $222,699 and a DOM of 204 days. 6 units were under contract with a list price average of $195,250 and a DOM of 160. The condominium market continues to soften as FHA financing and lending underwriting guidelines make it more difficult for the first-time home buyer to qualify. Buyers are focusing more on buying homes instead of condominiums due to the affordability and favorable financing.

In 2009, there have been 70 Hudson condos closed with an average sales price of $184,642. The entry level condominiums are typically financed with low down payments (FHA financing) and many condo developments do not qualify. This is contributing to the decline in the market. There are greater percentage of foreclosures in the condo market than in single family.

At the end of October, there were 63 active listings with an average list price of $192,087 and a DOM of 130 days. 7 units were under contract with an list price average of $184,386 and a DOM of 68. The condominium market continues to soften as FHA financing and lending underwriting guidelines make it more difficult for the first-time home buyer to qualify. These buyers will choose to purchase a single family home (if they qualify) due to favorable pricing and interest rates.

In 2009 there have been 108 condos closed with an average price sales price of $153,269. This is a substantial drop (-20%) from 2008. The entry level condominiums are typically financed with low down payments (FHA financing) and many condo developments do not qualify. This is contributing to the decline in the market.
