Manchester New Hampshire Real Estate Market Report - 2008

Real estate sales continued to decline with homes and condos falling and the average sales prices continuing downward.   Manchester, like much of Hillsborough County, experienced a sharp decline of 10% in single family homes average sales prices.  The average dropped from $246,234 in 2007 to $220,516 in 2008.  Single family homes sold fell from 644 transactions in 2007 to 620 in 2008. 

The average selling price for condominiums sold in Manchester in 2008 fell slightly from $170,926 in 2007 to $165,887.  The change in the number of condo units sold was startling (-24%) as 2008 numbers came in at 276 as compared to 2007 numbers of 490.graphchart
