The number of homes sold in 2009 as compared to 2008 (66) were down 10% from 76 closed transactions.  The average days on market was nearly the same with 102 days.  The average sales price dropped dramatically (-13.%) to $420,947.  We are in the second year of a declining market and statistics are consistent with other New Hampshire 2009, second quarter market reports.

The number of homes sold in 2009 as compared to 2008 (133) were nearly the same with 130 closed transactions.  The average days on market improved from 102 to 97.  The average sales price dropped dramatically (-14.5%) to $240,005.  We are in the second year of a declining market and statistics are consistant with other New Hampshire 2009, second quarter market reports.

Condominiums

The number of condominiums sold in 2009 increased from 72 (2008) to 86 and the average days on the market improved to 105.  These statistics reflect the activity of the affordability of condominiums and the appeal to first-time homebuyers.  The average sales price declined slightly (-3%) from $188,421 to $182, 905.

 Activity during the second quarter of the year in New Hampshire is an accurate representation of current market conditions.  The properties closing in April, May and June represent transactions placed under contract during the spring market which is our most active during the year.  The combination of snow melt, cabin fever, school closing, spring landscaping and pent-up demand all are contributing factors.

Single Family

The number of homes sold stabilized as compared to 2008 as did the days on market.  However, there was a substantial drop in the average sales price due to the activity at the lower end of the market.  First-time home buyers are motivated by the $8000 tax credits, favorable interest rates and the affordability of property.

Condominiums

Units sold mirrored the single family market with transactions nearly the same as 2008.  The average sales price declined from $189,621 to $172,565 continuing the trend from 2006.   The foreclosure market and the availability of financing are two limiting factors in the condo market.

New Hampshire Housing Offers Solution to Monetizing the Tax Credit

How to Monetize the $8000 Tax Credit in New Hampshire

pictureThe stimulus package enacted by Federal Government in 2009 provides for an income tax credit for firs-time home buyers of ten percent of the sales price, up to a maximum of $8000.  The credit is for the purchase of a new or existing home which must be purchased by December 1, 2009.

The $8000 tax credit is received by filing an amended return for 2008 or on the 2009 tax return. Buyers seeking FHA financing do not always have relatives capable of "gifting" the down payment. Several housing finance authorities have created special programs to "monetize" the tax credit to provide down payment and closing cost assistance for funds at the time of purchase.  These short term loans can be complicated and must follow strict guidelines.

New Hampshire Housing provides a viable option to the short-term loans through the Home Advantage Program.  This program gives home buyers the opportunity to "monetize" their federal tax credit with an interest free second mortgage up to $10,000. There are no monthly or interest payments and it can be paid off when the buyer receives their tax credit check if they choose to.  It does not convert to a second mortgage and special FHA guidelines do not apply.

NHHFA Home Advantage Program Highlights

Borrower Eligibility:

  • Must be eligible for a mortgage through the Single Family Mortgage Program.
  • Complete a first-time home buyer education course acceptable to New Hampshire Housing.
  • Have household income that does not exceed 100% of statewide median income.
  • Contribute at least 1% of borrowers own funds into the transaction.
  • Have no more than $3,500 in liquid assets remaining after payment of down payment and closing costs.

Property Eligibility:

  • One and two unit residences, condominium units, or manufactured housing in a resident owned park or on land owned by the borrower (depending on mortgage insurer guidelines). 
  • Purchase price may not exceed the New Hampshire Housing Purchase Price limit.

Terms of Subsidy:

  • Maximum subsidy amount is $10,000, non-amortizing and interest free.
  • Rider or other lien is added to the mortgage stating repayment of subsidy if the property is sold or refinanced.
  • Must be combined with New Hampshire Housing's current 0-point program. 
  • No cash back at closing.

New Hampshire Market Reports - 2009, Second Quarter (YTD)

The single family statistics show a decline of average selling prices from $287,470 to $237,819 (-13%) with condominiums falling from $204,159 to $177,437.  The first quarter of 2009 was one of the worst real estate markets on record and will affect the overall averages in 2009.

The number of transactions sold remained steady with a small decline of 4% and DOM (days on market) increased slightly to 141.  Sales are expected to continue at this level for 2010.

Condominium sales in New Hampshire declined from 1346 transactions in 2008 to 1097 in 2009.  There was a dramatic drop in average sales prices from $204,159 to $177,437 which is attributed to the foreclosure market.
